We buy mortgages nationwide on residential properties from banks, hedge funds and organizations. The homeowners are behind on their payments and because of this they are available to us for purchase.
We now own this debt and are essentially the bank. Once we get the paperwork the first thing we do is call the borrower and ask what their situation is. It may be they had lost a job and now have a new one that pays less. We now understand why they fell behind and are on the way to a solution.
We get their information and have discussions with them about how best to go forward. In most cases we will do a modification that lowers their interest rate and payment.
With good communication this can be achieved within a couple of weeks. That is a win for them and a win for us. They are able to stay in their home and we take an asset that was not paying to one that is income producing.
